S.C. Swiderski Announces Urban West in Wausau

Mosinee, WI - S.C. Swiderski, LLC, a construction and real estate investment company, has announced a new project in Wausau, WI. Urban West is a 22 million dollar luxury multifamily development on N. 12th Avenue and Merrill Avenue on the west side of Wausau. The company expects to break ground in early September 2017. The first phase of the project includes a three story apartment building with secured, underground parking.

Urban West will house 132 luxury apartment homes offering a variety of studio, efficiency, one and two bedroom floorplans. The apartments will range from 654 to 1334 square feet with 9 foot ceilings, private laundry, covered balconies and upgraded finishes such as granite counters and stainless steel appliances. The building will have a large community room with a full kitchen, fireplace and spacious entertaining area as well as a fully equipped fitness room. Other building features include secured entrances, elevators, storage lockers and indoor and outdoor lounge areas. The exterior will have aluminum panels, brick and oversized windows bringing a sophisticated, urban look to the neighborhood. To embrace the area’s vibrant art community, Urban West will display works by local artists in the common areas and model home.

S.C. Swiderski is the architect, builder and owner of Urban West. S.C. Swiderski Construction will manage the project with their excavation department handling the excavation and site utility installation for the project.

The Property Management Division of S.C. Swiderski will provide professional leasing, maintenance and grounds keeping for this site.  Leasing Department Manager Kari Kussow said, “We are thrilled to bring our new, contemporary building design to Wausau. These apartments will fill an under-served niche in Wausau providing an upscale rental option with great community amenities and the convenience of underground parking. We believe the tenant experience at Urban West will be second to none in the market.”

My name is Trevor Scheiderer and I have been the marketing intern at S.C. Swiderski in Mosinee, WI for just over a month now. I recently completed my sophomore year at Drake University in Des Moines, IA where I   am studying international business and marketing. I also returned from a four-month study abroad at Universidad Veritas in early May where I focused on general course work and becoming more aware of different global perspectives.

So far, I have had a lot of exposure to different departments at S.C. Swiderski. A good example of this is my involvement with the Leasing Department. I have had the opportunity to work with leasing from both a commercial and a residential perspective allowing me to improve both my communication and professional skills. My main project for this department is to update the images that we have in our portfolio to show how each location has similar, yet unique styles.

Working with the Real Estate Department, I have had many fun and knowledgeable experiences in representing and making the public aware of our ability to buy and sell land. A big task that I took on for this was organizing our direct mailings so we could reduce man hours and increase efficiency in sending a bulk number of postcards out to perspective landowners by working with a local mailing company.

A large project that I had the opportunity to work on was the summer company picnic. I was in charge of ordering the caterer, communicating with the park, organizing the bounce house, and ensuring that everything ran smoothly. When the day finally came, I was very excited and fulfilled to know that over 50 people were having a good time, getting to know more about coworkers, and, of course, playing a game of cornhole.

Being that S.C. Swiderski is a rapidly growing company, there have been a few administration tasks that I have had the pleasure to help out with due to internal promotion. This included volunteering to work the reception desk where I was able to answer calls from tenants, vendors, and employees. This was exciting for me because of my previous background in customer service.

Overall, S.C. Swiderski has really shown me what it is like to have an impact on a progressive organization. I have had the opportunity to make executive decisions, communicate with tenants, property site managers, executive directors, and improve the efficiency and brand recognition of a great leasing and real estate company. Thank you to all that have been part of this journey. I look forward to seeing what the remainder of the internship looks like!

S.C. Swiderski Land Company Announces New Real Estate Brokers

Mosinee, WI - S.C. Swiderski, LLC, a construction and real estate investment company, welcomes Scott Wessel and Bruce Johnson as the new managing brokers for S.C. Swiderski Land Company. The Land Company is part of the Real Estate Division of S.C. Swiderski and handles land acquisitions, development and sales of waterfront, acreage and hunting property. 

Scott Wessel has twenty three years of experience with land management and forestry. He has been a licensed Realtor in Wisconsin since 2010 and operated as the owner/broker of Wisconsin Real Estate Company. In addition to his real estate background, Scott brings expertise in soils, timber valuations and land management.

Bruce Johnson has twenty two years of sales experience; he has been a licensed Realtor in Wisconsin since 2002. He previously was a top agent for Naterra Land with a consistent track record of recreational land sales and land development. He has waterfront expertise and splits his time between living on the Wisconsin River and the Eagle River Chain of Lakes.

In addition to acquisitions, development and sales, Scott and Bruce will manage the operations of the Land Company and oversee real estate agents. Jacqui Miller, Real Estate and Marketing Manager at S.C. Swiderski says “I am happy to have Scott and Bruce join the company. They bring a level of experience and expertise that is critical as we expand this area of our company. Together they will provide a solid management and drive the success of S.C. Swiderski Land Company.”

S.C. Swiderski Land Company owns several developments. They are currently marketing lots on Nokomis and Sand Lakes near Mercer, Wisconsin. Their latest project is on the Hat Rapids Flowage of the Wisconsin River near Rhinelander. Upcoming projects include Dewey Lake in Eagle River with several other sites in various phases of acquisition and pre-development.
